Costco moved 270 billion dollars of merchandise in fiscal 2025 and kept about eleven cents of gross margin on the dollar, less than half what a supermarket keeps. Read the income statement from the bottom and a different company appears: one whose profit arrives as a subscription, and whose store is the reason people renew.

The homebuilder that refuses to own the land

Almost every large homebuilder is a leveraged bet on land prices wearing a construction company as a disguise. NVR built the opposite: it options finished lots from developers and can walk away for the price of a deposit. Fiscal 2025 is the right year to read it, because that is the year the option premium showed up as a writedown.

The loop where the collateral and the lending standard move together

Most cycles are described as if demand rises and falls against a fixed backdrop of lenders. It is the other way around. What a bank will lend against and what the collateral is worth are the same variable observed twice, so credit does not merely follow the economy. It amplifies it, in both directions, and it takes far longer to come back than to leave.
